Due Dilligence

We work directly with our clients to gain a thorough understanding of a site before

major fi nancial investments are made in a project. Our process starts with a

thorough site analysis effort, identifying all of the natural, manmade and political

characteristics of a site.

Entitlement

Land value is determined by what may be built on a piece of property. We work

closely with our clients to establish the necessary land entitlements and zoning on

properties to allow their vision to become reality. We work in a collaborative, team

environment with our client, local agencies and stakeholders to gain project support.

Conceptual Planning

We examine the existing site in great detail and develop conceptual plans which

respond positively to environmental and physical site conditions. The design team

brings together creative planning concepts while accommodating the important

engineering aspects early on in the process. The multi-disciplinary team develops

multiple alternatives to assist our clients in determining project feasibility.

Preliminary and Final Design

Our design process is a deliberate, step-by-step progression which builds from

the knowledge gained during due diligence and the conceptual planning process.

We develop effi cient preliminary and fi nal design solutions for residential master

planned communities, mixed-use commercial properties, industrial sites and

institutional sites. Our landscape architectural teams assist our clients in project

theming to create great places.

Construction Phase Services

We provide surveying and construction phase services to match our clients’

specifi c project needs, safeguarding your investment during the crucial

construction phase. Scope, design, cost and schedule management are essential

for every successful land development project.
